Prior to Offerd, the multifamily brokerage business lacked an organized and established buy-side business. Most brokers in the multifamily world focused on publicly listing properties for sale. Their “off-market” business primarily catered to groups that either didn’t want a full public process or consisted of offers made to groups they had already been in discussions with regarding a public sale. These brokers could match an existing buyer with that group before a public process. Although brokers and agents in local markets sometimes hunted for deals for certain groups, their efforts were fragmented and unsophisticated, often discarded once they secured sufficient sell-side business. Many of Offerd’s brokers came from that world and experienced these challenges firsthand.

Offerd introduced a new model, initially focusing on the buy side of the equation. Travis Farese, the CEO, encountered the disorganized mess of buy-side multifamily brokerage as an industry outsider trying to purchase multifamily assets. Since its inception in 2017, Offerd has created a unique platform utilizing big data for sourcing, underwriting, and closing buy-side business. Having mastered that process, and created a new category, we now offer technology-driven solutions to sell apartments by leveraging our buy-side expertise. Our process is straightforward: provide us with a T-12, rent roll, and answer a few simple questions. We fully underwrite the deal and present you with a price and all our assumptions to agree on an actionable price. Once we agree on a price range, we bring you offers. We can either conduct a very private process, matching you with buyers on our platform who have expressed interest in your property, or a semi-private process where your listing is placed on our private Marketplace, accessible only through a secure deal room for prequalified buyers. We bring you offers and are compensated by the buyers. We will not conduct full tours until we have acceptable LOIs in hand, followed by a best and final after the tours. Groups are free to secret shop the complex. This is just one of the many ways Offerd is revolutionizing the multifamily brokerage world.
